This course is is a 2-hour, practical training designed to help REALTORS® confidently navigate the home inspection process in Maryland and Pennsylvania. The course covers the role and limitations of home inspectors, state-specific regulations, radon knowledge, and common issues found in historic, older, and manufactured homes. Participants will learn how to set client expectations, prepare buyers and sellers, communicate effectively during inspections, and avoid common legal and practical pitfalls. The program emphasizes real-world guidance, regional considerations, and actionable checklists to help REALTORS® elevate professionalism and keep transactions on track.
![]() | Pat Leroux - Patrick Leroux has built his career on a lifelong passion for understanding how things work. Raised with a hands-on approach, tearing down everything from cars to houses just to see what made them tick—Patrick developed the curiosity and mechanical skill that would shape his professional path. He began his career at Triangle Pacific Lumber Mill, building doors and windows, before advancing his training through vocational studies in heating, air conditioning, refrigeration, and electricity. That foundation led to a role with Suburban Services Heating and Air, where he specialized as an outside condensing unit technician. After several years in HVAC, Patrick expanded into electrical work, and later into the transportation industry, hauling oversized loads across the country as a professional truck driver. Always committed to broadening his expertise, Patrick earned his plumbing license while on the road, continuing to build a diverse portfolio of technical skills. Following retirement from driving—and a major life transition—he relocated to Frederick, Maryland, and enrolled at Frederick Community College to begin a new chapter: helping others navigate one of life’s most important decisions—buying a home. From that vision, 1st Step Home Inspection, LLC was born. Today, Patrick leads 1st Step Home Inspection as an Accredited Certified Master Inspector through the International Home Inspection Organization and proudly serves on the Maryland Board of Home Inspectors, helping uphold the standards of the profession statewide. |

He began his career as a home inspector in 2008, leveraging his background in new construction and home remodeling. By 2009, Travis transitioned to a full-time inspector role, culminating in over 18 years of experience in the field.
